Can you believe we’re already in the final quarter of 2026? If buying a home has been on your goal list this year, there’s still time to take meaningful steps toward making it happen.

You don’t have to rush into buying just because the year is ending. But if homeownership is part of your plan, these seven steps will put you in a strong position, whether you buy in December or next spring.

01

Know your numbers

Before you look at a single home, understand what you can comfortably afford. Your budget should cover a lot more than the mortgage payment.

Every month

  • Principal & interest
  • Property taxes
  • Homeowners insurance
  • HOA fees
  • Utilities
  • Maintenance

Up front

  • Closing costs

A lender can walk you through your financing options and what you can actually afford.

02

Get pre-approved

If you’re serious about buying, pre-approval is an important first step. It shows you your real price range, and it tells sellers you’ve already taken steps toward financing.

“Pre-approval doesn’t mean you have to buy tomorrow. It can simply give you clarity.”Mesaynish Wodajo, Dallas Realtor
03

Check your credit

Your credit history affects both your mortgage options and your interest rate. Before you apply, review your credit report and fix anything you can.

Good to know

Avoid big financial changes, like a new car loan, new credit cards, or a job switch, without talking to your lender first. They can affect your approval.

04

Decide where you want to live

DFW is a huge market. Don’t simply search “Dallas.” Start with the life you want, then find the neighborhoods that support it. What do you want to be close to?

  • Downtown Dallas
  • Your workplace
  • The airport
  • Restaurants & entertainment
  • Family
  • Schools
  • Major highways

Your ideal neighborhood should support the life you’re trying to build.

05

Make your must-have list

Before you start touring, sort your priorities into two columns. This one simple exercise makes the whole search easier.

Must-haves

Things you’re not willing to compromise on.

e.g. number of bedrooms, school access, your commute
Nice-to-haves

Things you’d love to have but could live without.

e.g. a pool, a bigger backyard, an updated kitchen
06

Learn about the DFW market

Don’t make your decision based on national headlines alone. Real estate is local, and North Texas is really dozens of markets moving at their own pace.

One neighborhood can perform differently from another just a few miles down the road. That’s why working with someone who knows your specific market is so valuable.

07

Start planning your 2027 goals

Even if you’re not ready to buy before December 31, you can use the final months of this year to prepare for the next. Ask yourself:

  1. Where do I want to live next year?
  2. What do I need to save?
  3. What needs to improve financially?
  4. What type of home do I want?
  5. What would homeownership mean for my next chapter?

You don’t have to accomplish everything at once. Progress starts with a plan.

Your next chapter starts with preparation

“For me, real estate isn’t simply about buying and selling houses. It’s about reinvention, resilience, stability, and legacy building.”

Whether you’re buying your first home, moving to DFW, relocating, downsizing, or simply exploring your options, you deserve a plan that makes sense for your life.
